The development of Sukuk is one of the most significant developments in Islamic financial market and since the beginning of 2000, they have become important financial instruments to raise funds for the  long term financing of the projects.It grants the investor a share of an asset with the commensurate cash flows and risk. In the global financial market, growth rate of Sukuk is 10-15%.

 Sukuk represents the undivided shares in the ownership of the tangible assets and allows the investor in Sukuk to have a common share of the linked asset; however, it does not represent the debt owed to the issuer of the bond. Under a Sukuk structure, the holder of this bond has an undivided beneficial ownership of the asset. This feature of the bond entitles the Sukuk holders to the profits generated by the Sukuk assets according to the amount of bonds held. The most commonly used sukuk are sukuk al ijarah, which are related with partial ownership of an asset.

IREIT is an investment vehicle that invests or proposes the investment of at least 50% of its total assets in the real estate. In addition, according to the Shariah, IREIT is a collective investment scheme in real estate in which   tenants operate permissible activities. Though, this is not much different from conventional system, as its objectives, administration and structure are very similar but very different on how the incomes of the IRIET are derived and their funds are managed. In addition, they must operate in the system where businesss comply by Shariah law.
